What does an investor-friendly agent look like?
If you’re an investor, you hear it all the time. Find an agent who is also an investor so they know how you think and what you want when purchasing investment properties. Very sound advice. But how do you know? Is there a secret handshake? A code word? Maybe…..
So you’ve decided to make the call to an agent so you can get the ball rolling on this investment stuff. Great! The first step is always the hardest. Who do you call? There are hundreds of agents in your area (if not thousands). Where do you start? Here are some steps you can take to put your plan for jumping into real estate into action.
Check out the online listing sites for foreclosures. The agents who list the foreclosures are familiar with working with investors because that’s typically who buys those properties most of the time.
Another person to ask is your lender. You should be shopping for your loan from a few different lenders. Ask each of them if they know an agent who would be willing to help a novice investor work through a transaction. Chances are very high that they know someone.
Another option is just to pick up the phone and ask. Keep in mind that realtors get calls every day from “investors”. Most of the time these are tire kickers who never find something “good enough” and end up wasting a lot of time. Being pre-approved by a lender is a great way to show you are a legitimate buyer. Having a clear vision of what you want is another. Saying “I’m looking for a good deal” is worthless because everyone else is too. Be honest about your situation. Ask if they own any investment properties. Have a conversation and don’t try to sound smart. We can see through that.
Whatever the source is, make sure to ask the agent if they own investment properties. You would be surprised how many agents list investment properties, but are unable to answer basic investor questions!
